(Norfolk VA ~ Real Estate) Regardless of the listing price, for a home to sell in today’s market, it must have professional photographs or your Realtor must take the pictures with a high quality digital camera. As more buyers begin their home search online, how your property presents visually will determine the number of showings and activity you receive.
The Hampton Roads MLS allows 32 photos per listing, and many of the secondary search engines, such as Zillow and Realtor.com display additional images for featured properties. This is a trend we saw in 2007, due to the high numbers of online buyers, and it is here to stay.
So, how can you ensure your home is shown in the best possible way with photos? The first step is to clean your home and remove all clutter. The countertops in the kitchen and baths should be completely free of items; this includes small appliances. Also, be sure to put away any refrigerator magnets.
In bedrooms, open all blinds and window treatments to allow for natural light. Make sure all bulbs in lamps and overhead fixtures are new and dust free. Remove any extra or unnecessary pillows and throws from the bed and sitting areas. Clear vanity tops of photos and trinkets.
In the living area, furniture placement is key to great photographs. Your listing real estate agent will work with you to stage and place furniture. She may suggest storing items to open the room and allow for a more natural flow.
One of the most important things to address, when listing your Norfolk Virginia home for sale, is the front yard. This is the primary photo, which is used to capture buyer attention for both online and print marketing. Take time to repot plants or add small bushes to soften the overall appearance. Put hoses, toys, and any yard decorations in the garage or storage shed. If you want your home to really stand-out among similar homes and neighboring competition, clean front windows, storm doors, and exterior doors.
