CMA: Comparable Market Analysis

No doubt, setting the correct price, from the beginning, is one of the most important first steps for any seller. Prior to our first meeting, I will spend a significant amount of time studying the market value of your home and comparing it with comparable homes recently sold in your immediate area. Additionally, I will review properties under contract and those currently on the market.

Listing Agreement: Review and Sign

I will discuss and completely explain our listing agreement with you. I always allow ample time for questions or concerns, and you will never feel rushed.

Getting the Home Ready

I understand it is not always easy to put a home on the market. Selling a home can be very emotional, and unfortunately, sometimes we have to stage or make repairs before a home is market-ready. When needed, I will provide recommendations about updating, organizing, and home-staging. It is important to have your home look it’s best, and I will help you accomplish this so your home stands-out among its competition. I do this everyday; I know what buyers want and expect in Norfolk VA homes.

Marketing Program: What Works

In a word: EXPOSURE. This is our forte, at Judy Boone Realty. We get your home seen with many different forms of media. Most importantly, we have one of the strongest Ocean View and East Ocean View presences in the area, which is probably how you found me. Additionally, we have many other smaller websites that target smaller niche areas. We also have multiple real estate blogs and utilize many different Internet websites to showcase your home. We also employ some of the traditional selling techniques such as putting your home on the MLS (Multiple Listing Service), Realtor.com, Google Base, creating marketing brochures, yard signs, virtual tours, brokers open, and open houses.
